FishHawk has an unusually wide range of home types for a single master-planned community. It offers townhomes starting around the high $200,000s and custom estates priced above $2.5 million.

Our team's recent FishHawk listings show this range. A 4-bedroom home on Gannetdale Drive was listed at $430,000. A 5-bedroom David Weekley "Nissa" on Churchside Drive, a short walk from the Aquatic Club and Park Square, was listed at $625,000. A 6,010-square-foot custom estate on Dunlindale Drive, behind the gates of one of FishHawk's most exclusive villages, was listed at $1,899,500. All three are in FishHawk, but they represent three very different buyer profiles.

FishHawk Ranch Real Estate Market Trends

The overall median sale price in FishHawk Ranch is about $515,000 to $545,000, depending on the village. Single-family homes average $200 to $225 per square foot.

The market is now balanced after the peak years. Homes typically take 35 to 45 days to go under contract, and sellers usually get 97% to 98% of their asking price. Inventory is around 2.5 to 3 months of supply. For buyers, that means some room to negotiate. For sellers, it means a well-priced, well-presented home still sells, but an overpriced one will sit.

Demand stays steady mainly because of the A-rated school zones and the amenities. Buyers who want Bevis Elementary, Randall Middle, and Newsome High keep coming to FishHawk in every market cycle. Pricing, however, varies a lot by village. A single community-wide median can hide large differences, which is why village-level comparables matter when you price or make an offer.

HOA and CDD Fees in FishHawk Ranch

Most FishHawk homes pay two separate fees, and buyers from outside Florida often misunderstand the second one.

CDD (Community Development District) assessment. This appears as a line item on your annual Hillsborough County property tax bill and typically runs $1,000 to $2,500 or more per year. It pays off the bonds that financed roads, streetlights, and stormwater systems, and it also covers ongoing operation and maintenance of public amenities. The amount depends on the village and lot size. In older phases where the original bonds have been paid off, the CDD may cover only maintenance, so it is lower. Newer areas such as Starling and FishHawk Ranch West usually still carry active bond payments.

HOA dues. These cover rule enforcement, common-area landscaping, gate operations where applicable, and architectural review. Standard single-family neighborhoods typically pay about $100 to $300 per year. Townhomes and gated subdivisions usually pay $150 to $400 or more per month, because those fees often include exterior maintenance, roof reserves, building insurance, and landscaping.

The practical advice: always compare two similar homes by their total annual carrying cost, including the CDD. A lower list price in a newer village can cost more over time than a slightly higher price in an older phase with a paid-off CDD.

FishHawk Ranch Amenities: Clubhouses, Pools, and Resident Facilities

FishHawk spreads its amenities across several hubs instead of putting everything in one clubhouse, so no single village has to drive across the community for a pool or gym.

The FishHawk Aquatic Club is the largest. It has a lagoon-style resort pool, a multi-story waterslide, waterfalls, zero-depth entry, an interactive splash zone, and a snack bar. The Palmetto Club is a 12,000-square-foot facility with a ballroom and landscaped grounds, used for weddings and major community events. The Starling Club serves the southern end with a resort pool, lap lanes, a fitness center, a game room, and a splash pad. The Lake House in FishHawk Ranch West has a fitness center, a screened porch, a pool, fire pits, and kayak access to the central lake. Encore's private clubhouse is only for 55+ residents and includes a heated spa, an outdoor kitchen, and dedicated pickleball courts.
